Problem

Some projects carry more than bricks and mortar; they carry years of disappointment, hope, and courage. This was one of them. Over 15 years ago, the client entrusted a family member with funds to build a home. Unfortunately, what was delivered was a poorly constructed structure with weak foundations, substandard block-work, a failing roof, and constant leakages. The house was unsafe and unliveable, leaving the family disheartened and forced to abandon it for nearly two decades. The greatest challenge was not only the physical condition of the house but also the emotional toll of realizing that so much money had been spent on a “completed” home that now had to be broken down completely.

Solution

When the family approached Jacob West in 2021, they were ready for a new beginning. After a thorough assessment, we gave them the difficult but honest advice: repairing the existing house was not an option—it had to be demolished. Instead of rebuilding blindly, we proposed a smarter plan: to use the land more efficiently by designing for two homes. This approach offered flexibility and maximized value for the family. They chose to begin with a modern three-bedroom bungalow while preserving space for a future second house.

Result

What began as a painful reminder of poor construction has been transformed into a story of renewal and resilience. The old, unsafe structure was replaced with a durable, well-designed home that now provides comfort and security for the family. Over 15 years ago, the client’s family built a house that, sadly, was plagued with problems from the very beginning. Poor foundations, weak structures, a failing roof, and constant leakages made the home unsafe and unliveable. Heartbroken and discouraged, the family abandoned the property, leaving it untouched for nearly two decades.

In 2021, they finally found the strength to start again and turned to Jacob West for a solution. After careful assessment, we gave them the difficult but honest advice: the house could not be salvaged; it needed to be rebuilt from the ground up.

With trust in our guidance, the family agreed. We demolished the original structure, then presented them with two possible design outcomes for their land. They chose to begin with a beautiful three-bedroom bungalow, while leaving half of the land available for a future build.
