STEPS FOR DEVELOPMENTS
Provide proof of ownership of land (copies of site plan, indenture, land title)
Arrange for viewing of land/locating land
Client to submit Architectural, structural, mechanical, electrical and plumbing drawings (if not available, JW will assist in providing these documents)
Submitting drawings to a qualified Quantity Surveyor (this process is to identify the cost involved to build the design that has been chosen. And also to indicate all the fixed and variable cost such as labor, management, interior construction, transportation and waste management.
Signing of the construction agreement with Jacob West which will identify our charges. Charges usually range from 20% to 30% of the development costs.
A work schedule/program will be created, which matches a payment plan and the time length for the entire project phases.
Moving to site to begin site preparation and first phase of construction of the foundation. The rest of the construction phases will be completed after this process.
During the entire process of the project, JW will send via email/whatsapp,daily updates in terms of progress on the site, construction excel spreadsheet to identify works being done, videos and images, and weekly discussions with the project manager will be arranged.
